Home-fund timelines, ownership costs, and buying-power ranges are illustrations based on the assumptions you enter or on labeled estimates. They are not guaranteed, not exact, and not a statement that you qualify.
Property tax reuses National Mortgage Center’s existing ZIP-to-county mappings and state/county effective rates. Each tax line is labeled public data, user entered, or estimated. Homeowners insurance defaults to a national educational average unless you override it. HOA is $0 unless you enter it. A maintenance reserve defaults to about 1% of price per year unless you override it.
Cash planning uses the same educational home-fund engine as Paycheck-to-Home: down payment, estimated closing costs, prepaid tax and insurance, and an optional reserve. It is not a lender cash-to-close figure.

- It is an educational tool that estimates what a home may cost each month — principal and interest plus labeled property tax, insurance, HOA if you enter it, mortgage insurance when relevant, and a maintenance reserve. It also shows a cash-planning target beyond the down payment.
- Do you look up the exact property at an address?
- No. Street is a label you type. Tax estimates use National Mortgage Center public ZIP or state rates when you enter them. If a ZIP is not in the mapping file, or you leave location blank, the tax line is labeled as an estimate.
- Is the monthly figure a quote or an approval?
- No. It is an illustration based on assumptions you enter or labeled estimates. It is not a lender quote, not buying power, and not a statement that you qualify.
- How is this different from the property tax calculator?
- The property tax calculator is the flagship tax research tool, including maps and county pages. Property Intelligence uses that same tax data to estimate total ownership cost and cash to close for a home you are considering, then lets you save and compare homes on this device.
- What do Conventional, FHA, and VA rows mean?
- They are scenarios worth exploring, not a “best loan.” VA appears only if you indicate possible eligibility. Nothing here verifies VA, FHA, or conventional eligibility.
- Can I compare homes?
