How this calculator works
Closing costs add lender charges (origination and points as a percent of the loan, plus underwriting), third-party services (appraisal, credit report, inspection, survey), title and government charges (title insurance, settlement, recording, and transfer taxes), and any upfront program fee you choose to pay in cash.
Prepaids are prepaid interest (loan × rate ÷ 365 × days) and the first year of homeowner's insurance. Escrow deposits are months of property tax and insurance collected to start your escrow account. The state list uses 2024 American Community Survey effective tax rates as a starting point.
Cash to close = down payment + closing costs + prepaids + escrow − seller and lender credits − earnest money − assistance − gift funds. Credits are capped at the costs they can pay. If deposits exceed what is due, the difference is shown as an estimated amount back to you instead of a negative number.
Program fees use published figures: FHA upfront MIP of 1.75%, the VA funding fee chart, and the USDA 1% guarantee fee. Default fee amounts are national starting points, not quotes. Replace them with your Loan Estimate figures.

›What is the difference between closing costs and cash to close?
Closing costs are the fees to get the loan and transfer the home: lender charges, appraisal, title, recording, and taxes. Cash to close is everything you bring on closing day: down payment plus closing costs, prepaids, and escrow deposits, minus earnest money, credits, assistance, and gifts. Your Loan Estimate and Closing Disclosure show both figures.
›How much are closing costs on a house?
Buyer closing costs often land between 2% and 5% of the purchase price, before prepaids and escrow. The range depends on loan size, points, title rates, and state or county transfer taxes.
›Does earnest money count toward cash to close?
Yes. Earnest money you deposited with your offer is credited at closing, so it reduces the cash you bring that day. It is still part of the money you need overall.
›Can seller credits pay for my down payment?
Generally no. Seller concessions can pay closing costs, prepaids, and escrow, and each program caps how much the seller can contribute. Credits above your actual costs are usually lost or renegotiated rather than paid to you.
›Can I roll closing costs into my mortgage on a purchase?
On most purchase loans you cannot finance ordinary closing costs. The FHA upfront mortgage insurance premium, the VA funding fee, and the USDA guarantee fee can usually be financed into the loan amount.
›Why are prepaids and escrow separate from closing costs?
Prepaids and escrow deposits are not fees for the loan. They are your own property tax, insurance, and interest paid in advance, so they are shown separately even though you pay them at closing.
