View methodology
The Investor Index is designed to compare illustrative rental cash-flow coverage across U.S. markets using publicly available housing statistics plus NMC modeled debt-service assumptions. No market rankings or opportunity scores are published until source data and calculation assumptions are verified.
Intended inputs
- Median home value by metro (verified public housing dataset)
- Median gross rent by metro (verified public housing dataset)
- Modeled property tax and insurance assumptions (disclosed ranges)
- Illustrative DSCR loan rate and term assumptions (clearly labeled as modeled)
Intended outputs
- Rent-to-price ratio
- Modeled PITIA / debt service
- Break-even rent for 1.00 DSCR
- Rent required for 1.15 and 1.25 DSCR
- Modeled lender-style DSCR at 20% / 25% / 30% down
- Optional NMC DSCR Opportunity Score (0–100) with fully documented formula
Draft educational weighting (unpublished): rent-to-price ratio, modeled DSCR, distance from break-even rent, and disclosed tax/insurance burden. Weights will be published with the first scored release. The score is an educational market-analysis metric, not investment advice, a credit decision, or a loan approval.
Modeled figures are educational and not observed loan approvals, rate quotes, or investment advice. Markets will not be ranked until verified data is available.
