View methodology
The Investor Index is designed to compare illustrative rental cash-flow coverage across U.S. markets using publicly available housing statistics plus NMC modeled debt-service assumptions. No market rankings or opportunity scores are published until source data and calculation assumptions are verified.

- Median home value by metro (verified public housing dataset)
- Median gross rent by metro (verified public housing dataset)
- Modeled property tax and insurance assumptions (disclosed ranges)
- Illustrative DSCR loan rate and term assumptions (clearly labeled as modeled)
Intended outputs
- Rent-to-price ratio
- Modeled PITIA / debt service
- Break-even rent for 1.00 DSCR
- Modeled lender-style DSCR under stated assumptions
- Optional opportunity score (0–100) with fully documented formula
